Project Manager/Owner's Representative

Position Description:

PMC services include acting as a Project Manager/Owner’s Representative for our Clients during the pre-construction and construction phases of a project, and PMC is seeking a qualified individual to add to its Project Management/Owner’s Representative team.
Candidates will assist Client with the administrative and technical management of the project and assist with all activities related to contract administration, change orders, submittals, procurement, schedule and budget. Candidates will serve as the Client’s point of contact with the Contractor, Architect and other project participants and stakeholders for matters related to the project.

Project Manager/Owner’s Rep Duties and Responsibilities:

  • Provide support to the Client for administrative matters. Maintain mutually beneficial relationship with architects, engineers, general contractor, suppliers and other stakeholders involved in the success of the projects.
  • Assist with management of the design process, including monitoring development and submission of plans, specifications and permitting documents, and assisting with coordination and communication among Client, design consultants, contractor and other stakeholders related to the design of the project.
  • Provide management services for coordination of Master Planning, Program Management, FF&E, sustainable/LEED design, commissioning, close-out facilitation, owner occupancy and move management.
  • Negotiate and advise on professional agreements and amendment requests.
  • Manage bidding/negotiations and/or GMP development.
  • Acquire and maintain thorough knowledge of the Client’s contract with the Contractor, design professionals and each contract or purchase order with all other parties involved in preconstruction or construction of the project.
  • Assist Client, if necessary, in the preparation of bank draws and requests, including monthly meetings with bank inspector to review monthly draw application.
  • Review payment requisitions, change orders and conduct thorough CO reviews with Contractor, Design Professionals, and Consultants for all costs related to the project. Assist in the development of the schedule of values. Assist in structuring draws/payments in such a manner that Client is best represented fairly for work in place and on time. Assist Client in projections on the financial status of the project.
  • Acquire and maintain knowledge of current issues with project and make recommendations to the Client on possible resolutions.
  • Be knowledgeable of the project schedule and monitor activities, including the completion and sequencing of work.
  • Review and assess Contractor and other stakeholder claims and manage disputes.
  • Review and negotiate change orders with the Contractor and other stakeholders and monitor impact of change orders on project cost and time.
  • Assist Client in providing general administrative and technical leadership for the projects. Keep Client informed concerning the progress of the project and any issues that might affect the design, schedule, budget or status of the project.
  • Manage parties to ensure appropriate communication is taking place on projects. Attend weekly OAC calls and other meetings as required, either virtually or in person.
  • Monitor tenant upgrade options, tenant relocation, conduct pre-construction walk-through inspections, construction punch inspection and monitor/coordinate completion of punch list.
  • Assist with management of project closeout and final payment process. Maintain project records as requested to support ongoing project activity and to facilitate closeout. Finalize outstanding issues (change orders, claims, etc.) with Contractor and sub-contractor/vendors.

Owners Representative/Project Manager Job Requirements:

  • Minimum 10 years of experience (Project Management, Architecture/Interior Design, Construction or Construction Management) in construction of commercial, institutional, and /or industrial projects. Ability to read, analyze and interpret blueprints, building codes, specifications and regulations. Knowledge of all phases of construction with a strong focus on project management. Experience with corrections facilities, healthcare, multi-family or hospitality projects is a plus.
  • Knowledge of varied project delivery methods.
  • Experience with interpreting budgets, budget forecasts, discounts, percentages, costs per square foot, and other basic algebraic functions. Ability to read, analyze and interpret general business and technical documents, cost reports, legal and regulatory documents and plans, drawings, and specifications.
  • Knowledge of construction management processes, means and methods, including solid understanding of mechanical, electrical, plumbing, technology and security building systems.
  • Recent working knowledge of and competence in Bluebeam Revu, Microsoft Office, including Outlook, Excel, Word, and/or MS Project.
  • Knowledge and experience in Procore or similar Project Management Software.
  • Good oral and written skills with the ability to communicate effectively and present information to clients, managers, government officials and co-workers.
  • Ability to handle stressful situations in a calm manner and to define problems, collect information, establish facts and draw valid conclusions.
  • Ability to work independently.
  • Effective time management, logical decision-making ability and project organizational skills.
  • Physical and mental fitness is a given with the ability to navigate construction sites.
  • Located in Midwest and/or willingness to relocate to Northeast Ohio preferred.
  • Perform other jobs as assigned by Director.
